Terms and conditions of sales
PORTA 20 BOUTIQUE GUESTHOUSE is a collective of short-term rental establishments, located on Rua Beatriz Machado, 20 (R/C e 1.º piso), 2410-089 Leiria, with National Tourism Registration numbers 85588/AL, 85609/AL and 85623/AL. The property belongs to the company Telhados e Condados, Lda., with headquarters at Rua do Comércio, 5, 3105-235 Meirinhas, holder of company registration number PT 514 356 626 and with share capital worth 2,000 euros.
By making a reservation, you are signing a contract for the provision of services by Telhados e Condados, Lda.
Bookings
When making their reservation, guests must fill out the information requested, including date of arrival (check-in), date of departure (check-out), number of guests (adults, children and babies), name, email address, phone number and country of residence.
During the process of making a reservation, different prices are presented in accordance with the characteristics selected and the cancellation policy chosen. Guests can always add extra services to the options presented.
During the reservation process, the prices provided are per room, although the settings can be changed so that the price is provided per person or in accordance with other characteristics, which are presented on the website. Meals included are listed under the price selected. If there is no mention of meals, the selected rate does not include meals.
For legal purposes, when checking in at PORTA 20 every guest must be carrying, and present, a valid form of ID.
Changes to Bookings
Guests can make changes to their reservations using the reference and PIN code assigned to them during the booking. Alternatively, they can contact PORTA 20 via the alternative channels (telephone and e-mail address).
Please note that in certain situations it may not be possible to guarantee that the changes requested can be implemented for several reasons, examples of which are: the availability of rooms or suites, the price selected or the unavailability of partners
Accommodation
The characteristics of the PORTA 20 rooms and suites are those stated in the reservation.
However, as photos of the rooms and suites were not taken on the date on which the reservation was made, there may be insignificant differences between the photo and reality on the date of the provision of the services contracted by the guests. These insignificant differences therefore do not grant guests the right to any modification of the contract.
If Porta 20 is overbooked (i.e. a number of reservations higher than the number of units of accommodation available) for any reason, guests accept that PORTA 20 may place them in another establishment and / or tourist accommodation with similar characteristics, without any additional costs. Guests are therefore not entitled to any compensation or termination of the contract under these circumstances.
Rooms and suites can be accessed from 4pm on the day of arrival (check-in) and must be vacated before 11am local time on the day of departure (checkout).
If guests remain at PORTA 20 beyond the stated checkout time, they may incur additional fees, which will be the sole responsibility of the guests. When making their booking, guests may request the option of late checkout, which may be subject to additional fees.
Guests must inform PORTA 20 of the time they wish to check in to the Guesthouse, to ensure the smooth running of the establishment.
If PORTA 20 does not hear from and cannot contact a guest via the contact details provided by 23:59 on the date of arrival, they may disregard the reservation and rent the accommodation to third parties, and shall not be liable for doing so.
Guests must comply with internal regulations for the use of the accommodation, if any, and PORTA 20 cannot be held liable for damages suffered by the client as a consequence of the violation of these regulations.
Payment
Guests must pay the amount indicated on the booking form in order to use the services booked.
Payment of bookings can be carried out by guests via the reservation platform on the official PORTA 20 website, www.porta20leiria.com, on the date on which the reservation is made,or at the Guesthouse, if available, when they check in. However, even if the payment will be carried out in the accommodation itself, credit card details must be inserted when making the reservation in order to guarantee the reservation.
Online payments should be made with a credit card issued by an entity with which the service provider has an agreement.
Payment carried out in the accommodation can be made by other means. Guests must be informed in advance of which means will be available on the date of their arrival.
Guests’ credit cards will be not charged before the date of departure, except in the event of a cancellation or no-show.
The reservation platform linked to the official PORTA 20 website has a security certificate, ensuring that the data input by guests is encrypted.
Cancellations
In the event of a cancellation of the reservation, the following conditions apply:
- Up until 7 days (exclusive) before the reservation date: free cancellation;
- Between 7 days (inclusive) and 1 day (exclusive) before the reservation date: guests will be charged 50% of the total cost of the booking;
- 24 hours before the check-in date (check-in is open from 4pm onwards): 100% of the total cost of the booking will be charged.
Complaints and conflict resolution
PORTA 20 has a Complaints Book.
In order to resolve any issues relating to the contract for the provision of services, that cannot be resolved in good faith, the parties designate exclusive jurisdiction to Leiria district court. Alternatively, under applicable legislation, guests may seek arbitration in order to settle consumer disputes.

Is a member of the Lisbon Arbitration Centre for Consumer Conflicts (CACCL), with headquarters at Rua dos Douradores, 116, 2.º, 1100-207 Lisboa, website www.centroarbitragemlisboa.pt, phone number +351 218 807 030 and e-mail address: juridico@centroarbitragemlisboa.pt.
In the event of a dispute, guests may seek a resolution from this dispute settlement entity.

Modification, suspension or termination of services
PORTA 20 reserves the right to cancel or partially or totally restrict access to or use of this site and / or modify or terminate any service, without prior notice.

Limitation of Liability
